We love your furry companions and welcome up to two per apartment home. There is a pet fee of $500 per animal and a $30 per month per pet rent. While we are huge fans of individuality (and the exotic), we have to ask that exotic pals, such as skunks and ferrets, find happy homes with a friend or family member. Please note that we reserve the right to disallow certain aggressive breeds of dogs and aquariums as per our pet addendum.

Please note, this is not personal property coverage; however, you can get a renter’s insurance policy to protect your belongings from your preferred provider. At Modera Douglas Station, there are one-time fees that include an application fee of $150 per applicant, an admin fee of $350, and a pet fee of $500. There are monthly costs including $25 trash fee, $30 per pet pet rent, and $150 for parking.
In accord with local law, the community accepts Housing Choice Vouchers (Section 8) and other forms of publicly-funded rental assistance. Please connect with one of our associates to assist with the application process.
To make this as convenient as possible, there are several ways to pay rent. Our favorite is through the Resident Portal or Resident Portal Mobile App. Visit the community website and select 'Residents' to log in and submit your payment. You can also download the Resident Portal Mobile App on your favorite Android or Apple device to pay your rent. We also accept e-check, MoneyGram, and credit card payments (service fees may apply).

With Flex, you choose when and how you pay rent. Each month, Flex splits your rent into two payments: you pay part of your total rent upfront and finance the rest with a Flex credit line. You have the flexibility to choose your second payment date to better align with your finances.

Rent is due on the first of the month, with a grace period extending to the third day of each month. Late fees will start on the fourth day of each month.

Our community partners with Whale to manage security deposits in a secure and transparent way. Prior to move-in, residents are asked to create a Whale account and transfer their required security deposit into an FDIC-insured account in their own name. Funds held in the Whale account may earn interest while still meeting all lease requirements.
